About the Role:

The EXP Maintenance Technician with HVAC Certification plays a critical role in ensuring the optimal operation and upkeep of all mechanical, electrical, and HVAC systems within SoBa Apartments, FL. This position is responsible for performing routine maintenance, troubleshooting, and repairs to maintain a safe, comfortable, and efficient living environment for residents. The technician will collaborate closely with property management and other maintenance staff to prioritize and address maintenance requests promptly. By proactively identifying potential issues and implementing preventative maintenance strategies, the technician helps to minimize downtime and costly repairs. Ultimately, this role supports the overall property value and resident satisfaction through expert technical service and maintenance excellence.

Maintenance Technician Minimum Qualifications:

  • Valid HVAC certification from an accredited institution.
  • Proven experience as a maintenance technician in residential or commercial properties, with a strong focus on HVAC systems.
  • Basic knowledge of electrical, plumbing, and mechanical systems relevant to property maintenance.
  • Ability to read and interpret technical manuals, blueprints, and safety regulations.
  • Strong problem-solving skills and the ability to work independently or as part of a team.

Maintenance Technician Responsibilities:

  • Perform routine inspections, maintenance, and repairs.
  • Respond promptly to maintenance requests and emergency calls, diagnosing issues accurately and implementing effective solutions.
  • Maintain detailed records of maintenance activities, repairs, and parts inventory to support operational efficiency and compliance.
  • Collaborate with property management to schedule and prioritize maintenance tasks, ensuring minimal disruption to residents.
  • Ensure all work complies with safety regulations, building codes, and company policies, maintaining a safe environment for residents and staff.

Skills:

The required HVAC certification and maintenance experience enable the technician to efficiently diagnose and repair complex heating, ventilation, and air conditioning systems, ensuring resident comfort and system reliability. Electrical and plumbing knowledge supports comprehensive maintenance capabilities, allowing the technician to address a wide range of property issues without delay. Strong problem-solving skills are essential for quickly identifying root causes and implementing effective solutions, minimizing downtime. Preferred skills such as additional trade certifications and familiarity with CMMS enhance the technician’s ability to manage maintenance workflows and documentation accurately. Effective communication skills facilitate clear interactions with residents and management, ensuring maintenance activities are well-coordinated and resident concerns are addressed promptly.
